How do the income qualifications work?
Each home has a yearly household income limit based on how many people live with you — for example, a household of 4 may qualify earning up to $58,080, higher-income homes allow up to $77,440, and a limited number of lower-rent homes have a limit of $29,040, all for the same household size. Use the checker above for your household, then call us: our team confirms eligibility as part of the application, and we help with every form.
Do you accept Housing Choice Vouchers (Section 8)?
Yes — voucher holders are welcome. Bring your voucher paperwork and we'll coordinate the inspection and paperwork with your caseworker.
What's the application process?
Pre-application (online or in person), a $30.43 application fee per adult, income and background verification, then lease signing. Income paperwork is the longest part, and we help you assemble it — our goal is one guided visit.
When are homes available?
Homes are finishing in waves and availability changes as new homes complete — call for what's available right now. Joining the interest list means we contact you as your move-in window approaches.
Are pets allowed?
Yes — up to two pets: $25/month per dog, $15/month per cat; ask about breed guidelines when you call. Assistance animals for persons with disabilities are not pets: no fee, monthly charge, or breed limit applies to them.
What are the lower-rent homes I've heard about?
A limited number of homes at Enclave Estates are reserved for households in a lower income tier, at a lower qualifying rent than the standard homes. Ask our team which homes are currently available in that tier and what the income limit is for your household size.
Which utilities and services will I be responsible for?
Residents are responsible for their own utilities and lawn care — these are new, energy-efficient homes, which helps keep those bills down. Utilities are electric, water, sewer, and trash service. Call our office to confirm exactly which providers serve your home before move-in.
How does the first-month-free special work?
Rent is $1,474 a month and your first month is free. You can take that free month up front, or spread it across the lease so you pay about $1,351 a month instead — same savings either way, just a different shape. Call our office and we'll confirm the lease length and which option applies to the home you're interested in.
Can I tour outside of normal business hours?
Yes — our office hours are Monday–Friday, 9am–5pm, and we also offer evening and weekend tours by appointment. Call 572-236-6883 to set one up.
How do I pay rent or request maintenance once I've moved in?
Bedrock Property Management provides an online resident portal for paying rent and submitting maintenance requests. Your leasing team will get you set up with access.
What if I need a reasonable accommodation because of a disability?
